In the News - Seefried Industrial Properties starts Huntersville spec project with eye on 2025 completion
Seefried Industrial Properties has chosen a site in Huntersville for its first speculative development in the Charlotte region.
Seefried Industrial recently began site work on Huntersville 77 Logistics Center. The Atlanta-based developer plans to complete the project in the second quarter of 2025. The 197,206-square-foot industrial building is being developed at 12021 Mt. Holly-Huntersville Road.
"We really like the infill qualities of this Huntersville market and we think this rear-load product type will be very well positioned in this market for a single tenant or multi-tenant building," the company's executive vice president, Paul Seefried, said.
An entity affiliated with Seefried Industrial acquired the 15.1-acre project site for nearly $3.8 million in March, Mecklenburg County real estate records show.
Huntersville 77 Logistics Center will include 36-foot clear heights, 42 dock doors, two drive-in doors, a 140-foot truck court and 186 car parking spaces. The property can accommodate tenants from 56,160 square feet to full-building users.
Colliers International's Justin Smith, Rob Speir and Phoebe Dinga are leading leasing efforts for Huntersville 77 Logistics Center on behalf of Seefried Industrial.
"The northern submarket has historically attracted higher image or more advanced manufacturing, specifically groups that are looking for heavier power or air conditioning within the facility that matches their business needs," Smith said of the prospective tenant pool for the building.
InterCon Building Co. is the general contractor for the project. Kimley-Horn is the architect for Huntersville 77 Logistics Center. Merriman Schmitt Architects is the architect.
Seefried has been a player in Charlotte's industrial real estate market in recent years as a developer of several facilities for Amazon.com Inc. (NASDAQ: AMZN).
Most notably, Seefried developed Amazon's CLT4, the e-commerce giant's 855,000-square-foot robotics fulfillment center in west Charlotte. That project was developed on land previously owned by Charlotte Douglas International Airport. Seefried also developed a delivery station for Amazon on Beam Road in Charlotte. That site was initially planned as Seefried's first speculative development in Charlotte before the opportunity with Amazon arose.
"We absolutely would like to continue to grow our spec footprint in this market and are evaluating other opportunities at the moment," Seefried said.
